The Client purchased a three bedroom semi-detached property in Claydon. It had one master bedroom and two smaller rooms. There was no upstairs bathroom and the main bathroom was attached to the rear of the house, like an afterthought. The kitchen was very small and only had a side window.
The existing rear elevation consisted of a one and a half storey lean-to with no aspect to the rear garden from the kitchen. The proposal would create a two storey extension which would open up into the main garden space. (Image of existing, courtesy of Google maps)
The proposal for the first floor was primarily to achieve an upstairs family bathroom, as well as opening up the landing and creating three decent size bedrooms including an en-suite in the master bedroom.
The existing first floor had a very small landing with barely any turning space and an awkward shape, making it difficult to maneuver. The master bedroom had a low level ceiling and the two smaller bedrooms were insufficient to support a modern family.
By adding a rear extension, removing the bathroom from the rear, this opened up the whole ground floor into a modern, open plan kitchen/diner. A new porch was added to the front to house a downstairs toilet, as there was a new bathroom upstairs.
The existing ground floor needed reorganizing. There was a lobby to the rear which was wasting space, opening onto a toilet with separate very small bathroom. The kitchen had an aspect towards the road and there was limited usable space due to the location of the doors. The hall was small which made the entrance claustrophobic.
The property is currently under construction and awaits its rendered finish and bi-folding doors. It is looking very good and the Client is extremely pleased with the outcome.
