DESIGN BRIEF
The property is a red brick detached house, which had three existing bedrooms. The design brief was to principally convert the double garage into a downstairs living space, building over that to create a large master bedroom and additional accommodation. The garage was upgraded thermally and the door replaced with two windows, creating a flexible family/games room.
PLANNING ISSUES
The plans were presented to the planning department at pre-application stage and they suggested that we keep the roof form down as much as possible to reduce any ‘terracing effect’ along the street scene. This was achieved with a hipped roof on one side. This elevation shows a triangle of the proposed structure, which has far less impact on the street scene than a new roof with a gable end.

An additional 2 bedrooms were achieved over the garage, so that two existing bedrooms could be made into one large bedroom with en-suite and dressing room, forming a four bedroom family home.
