I was appointed by a private Client to design a new bungalow in Leiston. The plot already had a three bedroom chalet bungalow with a large rear garden. The Client wished to seek planning permission for a two bedroom bungalow in the rear garden with a side access to the east. He wanted to retain a fair size garden for both dwellings.

The design of the bungalow was partly dictated by the shape and size of the plot. I wanted to create a property with a front entrance but also needed to minimise overlooking towards the north, for privacy to the garden of the other plot. The main rooms are situated towards the rear, facing into the garden to the south. This maximises daylight into these rooms and creates a private living space.

I created a 'Jack & Jill' style en-suite bathroom to maximise space, giving the master bedroom easy access to the facilities. The second bedroom is likely to be used either as a guest bedroom or children's room and comfortably holds a double bed. The recessed front door provides a covered entrance porch without the need for an additional canopy.

The site already had the benefit of a front access, although this was not adequate to serve both plots. A new paved apron was created leading into a new driveway towards the rear. The existing property has ample paved parking already at the front and the bungalow has space for two cars back to back with its own turning area in front of the property.

The bungalow will be situated on this plot and the poor quality shed will be replaced. The Client was very happy with the design, which achieved planning permission, and has since sold the plot.
